The Metro Vancouver real estate market slowed in September, but the headline numbers don’t tell the whole story.
According to Greater Vancouver REALTORS®, 1,717 homes sold in September 2026, down 8.4% from September 2025. However, most of that decline came from the apartment market.
Apartment sales fell 18.6% year-over-year, while detached home sales increased 4.2% and townhouse sales increased 0.6%.
Home prices also continued to adjust. The benchmark price for all residential properties in Metro Vancouver was $1,075,900, down 5.5% from September 2025.
What does this mean for buyers and sellers?
The market isn’t moving the same way across every property type or neighbourhood. Buyers remain selective, but well-positioned properties can still attract strong interest.
